Paving Maintenance Priorities

1. Repair structurally damaged areas where surface and base material has failed by cutting and removing failed areas and replacing base and surface material.
2. Repair failed surface areas where base material remains satisfactory using hot mix asphalt surface material and infared patching technology.            

3. Clean and seal pavement cracks 1/4" and larger with a quality hot pour crack sealant. (Cold pour materials have a high shrinkage property and, in general, fail much earlier than hot pour sealants.) 

4. Clean pavement and apply two coats of a quality coal tar sealcoating material properly blended with latex additive and sand. (Any contractor who recommends a one coat application should immediately be suspect. Verify qualifications of possible contractors with the local material manufacturer.)    

5. Paint stripe after paving or sealcoating or as needed.
