Q: What is sealcoat?
A: Sealcoat is a mixture of water, coal tar, sand, and latex. Not all sealcoaters mix these contents the way they should be mixed. Some sealcoaters water down mixtures or leave out sand and latex resulting in an inferior product. It is necessary to select the right contractor for any type of work you might be considering done to your parking lot.

Q: When should we sealcoat our parking lot?
A: To maximize the true benefits of sealcoating, you should sealcoat your parking lot when it first begins to turn gray in color, or 90 days after asphalt installation. If you have already sealcoated your parking lot in the past, it is advised to resealcoat every 3 to 4 years depending on the wear of the previous application. It is never too soon to sealcoat a parking lot, but it can sometimes be too late!
Q: How economical is sealcoating?
A: Sealcoat can extend the life of asphalt by 100% at a cost of 20% of the original investment. The average life of off street pavement is about 7 years; by sealing the pavement every 3 to 5 years it will extend the life of the pavement indefinitely.
